Set in a very pretty village is this 3-bedroom house, with a small outside space. The village is predominantly French with a few English and Dutch inhabitant's/holiday homes and is not far from the town of Montmorillon (11kms) which as well as having shops, bars, and all other amenities needed for everyday living has train links to Poitiers and Limoges. Plaisance itself has its own fishing lake and is just down the road from the Gartempe river, which on its banks has the CPA at Lathus.

The CPA has Canoeing/kayaking facilities (international events are held there) as well as an equestrian centre; so plenty to do around here if you are that way inclined!

Getting to the area is easy with flights from many UK airports into Limoges and Poitiers (both a 1-hour drive) and trains at Montmorillon- 11km to Limoges and Poitiers, the latter having TGV connections to Paris, Bordeaux, London and Brussels.

The current owners bought the property to renovate, but other commitments have taken over, so he is selling it on for someone else to do the renovation.

The village has Broadband, Mains Water, electricity and drainage, Gas (Bottled). The house is connected to the electricity, water and sewerage systems.

Ground Floor

Entrance - 2 x 1.3m with stairs to first floor and doors to:.

Main Room - 6.5 x 4.3m with double window to front of property, water tank and original fireplace. The main beam in the room has Accra jacks under it, they were there when the owner bought the house; so he has not moved them, but it is dubious as to what they are actually doing.

Kitchen - 6 x 3.8m with, exposed beams, fitted kitchen units, double windows to front of house and door into covered shared porch way. A door at the back of this room leads to:

Dining Room/Lounge - 4.3 x 3m with exposed beams and double window to back of property. A door in this room leads to:

2 Lounge/Bedroom - 4.6 x 4.4m with exposed beams and double window to back of property (the floor above has boards removed and you can see through into a room above.

First Floor

Landing - 2.9 x 2.2m (at widest) with doors to...........

Bedroom 1 - 3.8 x 6.4m with double window to front of house

Bedroom 2 - 3.5 x 4.7 with double window to front of house and door to attic.

Bathroom - 1.2 x 2.4m with bath and hand basin

W.C. - 1 x 1.1m

Outside

The door from the kitchen leads to a shared porch way, which has a large double wood door leading into....

Shared Enclosed passageway - 9 x 4m (at widest) used for storing wood and bikes.

Stairs to:.

Storage Room 1 - 4 x 3m (over Dining Room/Lounge)

Storage Room 2 - 4 x 3m (over 2 Lounge/Bedroom)

Both of these storage rooms have floors which need attention, I am told the owner previous to this gone had permission to knock one of these rooms down and turn the area into a courtyard garden for the house; if you did this you would lose a room in the downstairs of the house, but it would still be a nice sized home with 2 good sized bedrooms and the option of 1 bedroom downstairs.
