If you are looking to move to south west France and set up a Chambre d'Hotes business then look no further! This stone house was built in 1814, has been tastefully renovated throughout and appears to be in excellent condition. It is on the edge of a pretty little town with a Chateau and good local amenities, and has a private garden that backs onto a river that has a small beach and swimming access. (The house is not at risk of flooding).

The property has a total of 316m2 of living space and lots of character throughout. Downstairs is a living room of 34m2 with exposed stone walls and beams, a tiled floor, and wood- burning stove. There is also a fitted kitchen (15m2), a dining room of 40m2 with exposed beams, a utility room and WC. Upstairs are the owner's private rooms which include a large bedroom of 28m2, plus dressing room and shower room. On this floor is the first of the guest rooms (12m2) off a corridor, with a shower room. On the second floor is the second bedroom (25m2) with a shower room, and further convertible attic space of 71m2.

The three remaining Chambre d'Hotes rooms all have an independent entrance: No 3 is 16m2 with a double room and a single room in an adjoining room, plus shower room (5m2). Bedroom 4 is 16m2 with a double bed, bathroom of 8m2 and upstairs a large room with 3 single beds (25m2). Bedroom 5 is a double room (20m2) with a shower room (7m2). Each bedroom has a wood-burning stove. The property has a septic tank that meets current regulations, is heated by electric radiators and wood-burning stoves, and is single-glazed. The roof was re-done in 2010.
