This small cabin in need of a total repair as it has been flooded in the past and a tree has fallen on it (ideal for fishing!) sits on a lovely plot (now extremely over grown) on the edge of the river Vienne and is just a couple of minutes from the well-appointed town of Lussac les Chateaux and 40 minutes from Poitiers. It is off a main road and the nuclear power station is on the other side of the river about one and a half kilometres away.

Now before you all get excited; the cabin is actually not much more than a little shed and the current owners essentially used to "camp" here for two months of the year and close it up for the rest of the year. Water is connected but there is no electricity or sanitation for the property. It will never be possible to get electric or sanitation for this cabin.

The cabin had one main room of around 9m2 and to the side was a small outside kitchen of around 4m2. A small lean to at the side (broken now) was used for bathroom facilities and housed a chemical wc. The owners have also rigged up an outdoor "kitchen" area on the patio which is where they essentially "live" and then they just sleep in the cabin.

On the practical side of things, electricity does apparently run along the road to the front but is not connected to the property and we have no idea how much it would cost to connect this and can't help but think that you may be better off installing a couple of solar panels! For the sanitation, the current owners say that apparently the proximity to the river prevents you from putting in a septic tank so you'll have to expect to manage with the chemical wc or maybe putting in an eco-friendly composting wc.

The plot is just over 800m2 and runs from the road right down to the river's edge. There are many fruit trees and once it has been cleared it is a beautiful spot. (see old photos).

The price of this property is certainly appealing, but don't forget it really is just a cabin so don't expect to be able to create the Taj Mahal although it really is a totally charming spot!
