This is a total renovation project that is a lovely little old detached building that was once, a very long time ago, a house, and has recently been granted outline permission to turn it back into a dwelling once more. It has a small attached garden and is in a beautiful peaceful hamlet a few minutes from the lovely medieval town of St Benoit du Sault where there are a good selection of shops and services including a supermarket.

On the ground floor there are 2 rooms, (25 and 16m) one with an old chimney, although it would have to be re-instated. These rooms have earth floors and need more than a little TLC before you would be prepared to live in them!

There is an attic area above that could be made into rooms as there appears to be enough head height, although at the moment there are of course no stairs so access is from a ladder outside.

The attached garden is to one side and is around 100m. There is no drainage, and as mains drainage is not available in this hamlet you would need to install a stand-alone fosse septique in the land to the side. It does not look as if water and electric have ever been connected to the property, or if they have they are now long gone, although both services do pass in the road to the front, however new meters would need to be installed in order for them to be connected. The house has a corrugated iron roof and as you would imagine in the current state of repair there is no form of heating at all.

This project is not for the faint hearted, however it will make a lovely little cottage once renovated, and it is detached with its own little garden into the bargain.
