Property Details:

RARE opportunity to buy a pair of stone houses in central Dinan, one habitable and one to renovate completely.

These sunny south-facing properties are tucked away in a peaceful location, on a historic cobbled street. They are just a few minutes level walk along quiet streets to the very centre of Dinan. The properties have been in the same ownership for the last 28 years and have provided many happy holidays. The combination of a habitable property and one that requires work make these ideal for someone who wishes to develop one while living comfortably in the other.

The first property is a stone cottage of about 25m2. It is simply decorated with white walls and exposed beams and has the feel of an artistís hideaway. It comprises a living room/kitchen with fireplace on the upper floor which is airy and bright. Downstairs there is a bedroom with bathroom including bath, shower and WC. This house has with hot and cold water, electricity and mains drainage.

The second property is a real opportunity as it needs to be renovated completely. It is a stone house of around 73m2 under a slate roof and has a ground floor, 1st floor and 2nd floor each with its own fireplace. Houses needing complete renovation in Dinan like this one are now extremely rare.

The properties would lend themselves to conversion into one large home or they could remain as two separate units. If kept separate, one could provide living accommodation whilst the other provides an income being let through Airbnb, for example. Because of Dinanís attractiveness as a tourist destination, there is year-round demand for holiday accommodation enabling a much longer letting season than most towns.

Both properties are under recently renewed slate rooves that are in good condition.

Outside there is a small area of garden of about 15m2 to be landscaped.

The properties are just a few minutes away from boulangeries, restaurants, shops and everything else that Dinan has to offer. Dinan is very easy to reach from Britain being only 20 minutes from St Malo with its year-round ferries from Portsmouth. There are also flights to nearby Dinard (20 minute drive) from London and East Midlands with Ryanair.

About Dinan:

Dinan is one of the most attractive and best preserved small towns in Brittany in northwest France. With its 1.8 mile (3km)-long ramparts, half-timbered houses, attractive port and cobbled streets filled with art galleries and craft shops, itís a wonderful place to visit.

As well as the best preserved medieval ramparts in Brittany, Dinan also has a most attractive port. The quay is lined with old stone houses, many of which are now waterside restaurants.

Dinan has been designated a Ville díArt et díHistoire (Town of Art and History) and the town is filled with artists, sculptors, engravers, bookbinders, glassblowers and more.

Dinanís old town is a warren of narrow streets where it appears that time has stood still.
On Thursday morning there is a busy market in the centre of the town in Place du Guesclin.

Price excludes notaire's fees which are to be paid for by the buyer.
