The lake is accessible from all sides, with 3 double swims which are all fully equipped with cots, slings and weighing tripods.
To date the maximum number of anglers has been set at 4 and the lake can be hired on a group or exclusive basis, though the gite will sleep up to 6, with an additional double bedroom available if required therefore sleeping up to 8.
The gite has 2 bedrooms, bathroom, fully equipped kitchen, lounge diner with log burner, UK tv, private bbq and terrace and lake views, and will be sold fully furnished.
There is also a shower and toilet available in the separate bait room, with fridge, freezer, kettle and English charging points for guests phone and bait boats. Wi fi is available throughout the property and all around the lake allowing clients to keep in touch with home or business if required.

The owners accommodation, a French longere, also overlooks the lake. It has oil fired central heating and double glazing throughout. There are 3 large double bedrooms with the master en suite with its own dressing area, walk through shower and bath, there is a further bathroom servicing the other 2 bedrooms. A fully fitted kitchen of 25m squared, through lounge diner of 50m squared with log burner served by wood from your own woodland, a cave (larder) boot room (utility) large undercover bbq, courtyard and small garden with greenhouse. There is also a large decked area at the front of the property set in a garden with veg plot, greenhouse, and apple, pear, plum, cherry, apricot and walnut trees and even your own vine.

The bnb at the far end of the longere, has its own separate entrance and consists of two double bedrooms, bathroom with separate wc, lounge and large hallway. Breakfast is presently provided in the main owners accommodation in the dining area, though the hallway could be converted to a small kitchen to make it completely self contained.

The property stretches to 16 acres with its own small woodland that provides enough wood to keep all 4 log burners provided for and there is a log store to let the wood mature and a log splitter. There is a small trout stream that runs through the property with two log bridges over. We have deer, red squirrels, foxes, badges and the occasional wild boar. There are also many birds and butterflies.

There is a stock pond in the grounds which enables you to grow on any small carp caught in the main lake and also provides a safe environment for children to fish.
The property is only 3hrs from some of the main ports so is ideally placed for its predominantly English guests. We use a UK based company for our fishing business and the local tourist board and AIRBNB for the BNB business.
